ŽNJAN PLATEAU DEVELOPMENT PROJECT #cacemicopacabana

In 2017, an architectural competition was launched to find the best expert solutions for the redevelopment of the Žnjan Plateau and the adjacent areas of Trstenička Bay and Duilovo in Split. Among the twelve submissions, the project proposal by the architectural firm Ante Kuzmanić was selected as the winner in February 2018. The team behind this winning design included architects Ivan Jurić, Mirjana Radoš, Marin Kaliterna, and Luka Muzinić. The project gained significant momentum in November 2022 when a long-term concession agreement was signed between the Government of the Republic of Croatia and the company Žnjan d.o.o. This agreement, which lasts for 40 years, grants the company rights to both develop and economically utilize the beach area within the Žnjan Bay. The concession spans a total area of 218,322 square meters, with 95,176 square meters allocated to the marine portion and 123,146 square meters designated for land use.

Major Reconstruction Underway: Žnjan Plateau to Transform into Split’s Premier Green Space

In February 2024, the much-anticipated renovation and reconstruction of the Žnjan Plateau began, marking one of the most significant urban development projects in Split in the past 45 years. Once completed, Žnjan will emerge as the second-largest green space in the city, boasting around 48,000 square meters of lush greenery. This ambitious project aims to provide the people of Split and its visitors with a fully revitalized area that offers ample opportunities for relaxation, recreation, and the creation of new memories. The enhanced beach area is poised to stand alongside the best in Europe, transforming Žnjan into a premier destination for locals and tourists alike.

The journey to the start of construction was a long one, involving extensive preparations and administrative steps. After successfully completing all necessary processes, including obtaining permits and conducting public procurement, the project is now in full swing. The construction contract, valued at €45.5 million (excluding VAT), was awarded to Lavčević d.d. and Lavčević-inženjering d.o.o. The consortium of Geoprojekt d.d. and Sedra Consulting d.o.o. has been selected to oversee the project, with supervision costs set at €183,980 (excluding VAT).

This development is expected to not only enhance the quality of life for the residents of Split but also elevate the city’s status as a top European tourist destination, with the new Žnjan Plateau serving as a centerpiece of its urban landscape.

The works on all five phases overlap in time, and the contractor himself determines the dynamics of the works, while the sixth phase will be carried out separately considering that it covers the area under the concession of the Split Hotel. The expected duration of the works is 289 days for all phases except for the 2nd phase, which includes the construction of an underground garage with 530 parking spaces, and due to the complexity of these works, the deadline is 365 days. In addition to the garage, 451 outdoor parking spaces are planned.

The redevelopment of the Žnjan Plateau will not only introduce extensive greenery to the previously neglected area but will also transform it into a vibrant public space with a wide range of facilities. The project includes the creation of a picturesque promenade and dedicated bicycle paths, making it an ideal spot for leisurely strolls and active transportation.

In addition to these features, Žnjan will boast beautifully landscaped beaches equipped with a jumping jack, providing a new attraction for beachgoers. Families and sports enthusiasts will appreciate the inclusion of children’s and sports playgrounds, while an amphitheater will serve as a venue for cultural and musical events, enriching the area’s social and cultural life.

The development also includes a variety of catering and tourist facilities, ensuring that both residents and visitors have access to dining and leisure options. These enhancements, along with various other amenities, are designed to create a welcoming and dynamic environment, making Žnjan a central hub for recreation, culture, and community gatherings in Split.

As the redevelopment of the Žnjan Plateau commenced, an extensive analysis of the existing greenery was conducted, revealing that two-thirds of the trees on the plateau could be preserved. These trees were either retained in their current locations or carefully relocated, in partnership with the city company Parkovi i nasadi. Once the redevelopment is complete, the area will benefit from the addition of 730 new trees and palms, along with 12,815 native shrubs and perennials.

The landscaping strategy for Žnjan has been thoughtfully planned to ensure the space is usable year-round. The selection of greenery is designed to offer shade and protection during the hot summer months, while allowing for more sunlight exposure during the winter. Mature trees and greenery will be planted to provide an immediate impact, although the full aesthetic and environmental benefits of this greenery will unfold gradually, with its peak potential anticipated in about ten years.
